Is Tenqira a law firm?

No. Tenqira is not a law firm, does not provide legal advice, and does not represent anyone. What we provide is educational material and document templates that you complete and send yourself. Where the amounts involved warrant professional advice, we will say so.

Do you cover emirates other than Dubai?

Not currently. Dubai residential tenancy is the only market we have researched to the standard we are willing to publish. Other emirates operate under different rules, and quietly applying Dubai assumptions elsewhere would be worse than offering nothing. If that changes, it will be stated on the page and dated.

Can you get my rent reduced?

No one can, and anyone who says otherwise is overselling. The rules cap how far a rent may be increased on renewal; they are silent on decreases. A reduction is something a landlord agrees to, never something owed. What we can do is establish whether a proposed increase is within its permitted band, whether the notice was valid, and how the rent compares to transacted evidence.

What does “secured” versus “available” mean?

Secured means a rule backs the position — a cap on the increase, a notice requirement not met, a charge with no basis. Available means the point is winnable but depends on the other side agreeing: a lower commission, a friendlier cheque schedule, a contribution to a fee.

Every line in your ledger carries one of the two marks. It matters because the two require completely different arguments, and treating an available point as though it were secured is the quickest way to lose credibility on the ones that are.

Do you negotiate on my behalf?

No. On the Negotiation Support tier we draft every message and you send it, from your address, in your name. Corresponding with a landlord or agent on your behalf edges into regulated representation, and we hold that line deliberately.

Why is the top tier capped?

Six exchanges or forty-five days, whichever comes first. An uncapped service sounds generous and reliably becomes the worst tier for everyone: attention spreads thin, response times slip, and the people who needed a decisive week get a vague quarter. The cap is what keeps it sharp.

How current are your figures?

Everything is stated as at its publication date, and the date is shown. Fees, index figures and market conditions change. We correct material in public when it needs correcting, and we would rather tell you a figure is dated than let you assume it is live.

What do I need before I start?

For a renewal: the notice you received, your current tenancy contract and your Ejari certificate. For a new lease: the listings you are choosing between and any fee schedule you have been quoted. If you are missing something, start the free Leverage Score anyway — it will tell you what matters most to find.

Is my information kept private?

Yes. Documents you send are used to produce your file and nothing else. They are not shared, not published, and not used as examples. The samples on this site are templates written for publication, not anyone’s real tenancy.

How quickly do you reply?

Within one business day, usually sooner. If you are working to a notice deadline, say so in your first message and put the expiry date in the subject line.
