The position statement
The only document that reaches the other side of the table. Formal, letterheaded, numbered clauses. It is what makes the case rather than describing it.
The objection handler
Twenty scripts covering where negotiations actually die — the second email, not the first. The opening is easy. The reply to the refusal is not.
The shortlist verdict
The cheapest advertised rent is often not the cheapest property once cooling and commission are counted. Worked example inside: a unit AED 7,000 dearer on the listing runs AED 500 dearer in reality.

The kit, run with you. We draft each message; you send it, in your name, from your address.
- Everything in the Kit
- Drafting through the exchange
- Objection handling as replies arrive
- Capped at six exchanges or forty-five days
The cap is deliberate. Six exchanges or forty-five days, whichever comes first. Open-ended support sounds generous and quietly becomes the worst-value tier for everyone — you included, because attention spread thin is attention you are not getting.
Instead of testimonials
Two documents, published whole.
We do not publish testimonials. You cannot verify them and we would be choosing which ones you see. Read the work instead and judge it directly.
SAMPLE 01 — NEGOTIATION LETTER · RENEWAL · ENGLISH
Dear [Landlord / Agent name],
Thank you for your notice dated [date] regarding the renewal of the tenancy at [unit, building, community], due to expire on [expiry date].
I would like to renew and to settle the terms without delay. Before I do, there are two points I would ask you to confirm.
First, the date of the notice. A change to the terms of a renewal requires ninety days’ written notice before expiry. Your notice is dated [date], which is [n] days before expiry. On that basis the existing terms would carry into the renewed period. I would be grateful if you would confirm your position.
Second, the increase itself. Permitted increases on renewal are set by reference to how far the current rent sits below the index for comparable units. On the figures I hold, the current rent of AED [current] against an indicative comparable range of AED [low] to AED [high] places this tenancy in the band permitting [x]%. The proposed increase is [y]%.
I have set out the supporting figures in the attached statement. I am not asking for a reduction and I recognise none is owed. I am asking that the increase be brought to [x]%, which is AED [amount] on the annual rent, and that we sign promptly on that basis.
If it is helpful, I am content to discuss the cheque schedule separately — I can be flexible there in return for settling the rent figure this week.
I have been a reliable tenant for [n] years, the unit has been kept in good order, and I would prefer to stay. A void of even a single month, plus re-letting commission, costs considerably more than the difference we are discussing.
I look forward to hearing from you.
Yours sincerely,
[Your name] · [Unit] · [Mobile]
SAMPLE 02 — LANDLORD POSITION STATEMENT · EXTRACT
Statement of position — renewal of tenancy at [unit, building, community]
Prepared by the tenant. Figures as at [date].
- This statement sets out the tenant’s position on the proposed renewal terms. It is submitted in good faith and with a view to settlement rather than dispute.
- The tenancy commenced on [date] at an annual rent of AED [amount], registered under Ejari number [number].
- Notice of the proposed variation is dated [date]. Expiry is [date]. The interval is [n] days. The requirement for a variation of terms on renewal is ninety days’ written notice.
- Where that interval is not met, the tenancy renews on its existing terms. The tenant’s position is that the existing rent therefore continues to apply.
- Without prejudice to clause 4, the tenant addresses the proposed increase on its merits below.
- Permitted increases on renewal are determined by the shortfall between the current rent and the index figure for comparable units in the same area. The applicable bands rise in steps to a maximum of twenty per cent.
- The comparable evidence relied upon is listed at Appendix A: [n] transactions in [community] between [date] and [date], at annual rents of AED [range].
- On that evidence the current rent sits [x]% below the comparable figure, placing the tenancy in the band permitting an increase of [y]%.
- The proposed increase of [z]% exceeds that band by AED [amount] per annum.
- The tenant does not seek a reduction and accepts that none is owed. The request is limited to bringing the increase within the permitted band.
- The tenant proposes settlement at AED [amount] per annum, on [n] cheques, with signature within seven days of agreement.
- Should the matter not be settled, the tenant reserves the right to refer it to the Rental Dispute Settlement Centre, and would prefer not to.
Appendices: A — comparable transactions. B — copy of notice. C — Ejari certificate. D — payment history.
Both samples are templates. Bracketed fields are completed from your own documents. Neither is legal advice, and neither has been drafted for your particular tenancy.
The guarantee
We guarantee the finding. Not the outcome.
Whether the other side agrees is not within our control, or yours. So the guarantee covers the only thing that is: whether there was something to find.
Three tests. If none of them is met on your file, the refund is automatic and you keep the documents.
- Test 1 The proposed increase exceeds the permitted band
- Test 2 The notice is defective in date or in form
- Test 3 The rent sits above comparable transacted rents

Two things are in research and neither will be announced before its figures are verified and dated.
Researching
New-lease objection handling
Pushback on a new lease is a different set entirely — “I have three viewings this week” is not a renewal objection. Newcomers are half the market and currently served by renewal-shaped material.

A second market
Different rules, different evidence, same method. It will be listed here when the research is finished, and not before.
